What the Closing Record Shows

A closing history is the least flattering and most useful thing an agent can publish. It cannot be edited, it cannot be curated, and it does not improve with marketing spend. Vamshi Kyatham has worked the Fort Bend County market for more than fifteen years and has been licensed in real estate for over thirty, and the record above is the unedited output of that work.

The transactions span the range HTX Realty Group actually handles: first-time buyers stretching to get into a Fort Bend ISD attendance zone, families trading up within the same master-planned community, out-of-state relocations that closed without the buyer setting foot in Texas until inspection, and new-construction contracts negotiated directly against builder sales offices. Both buyer-side and seller-side representation appear here.

New construction is the specialty worth calling out. Builder contracts are written to protect the builder, and the list price is frequently the least negotiable term in them. Incentives, upgrade allowances, rate buy-downs, lot premiums, and closing-cost contributions are where the real money moves — and a buyer walking into a model home without representation typically never learns which of those levers were available.

Where These Closings Happened

HTX Realty Group works across Houston, Sugar Land, Katy, Missouri City, Richmond, Rosenberg, Fulshear, Cypress, and Fort Bend County. The community guides below cover pricing, schools, and local context for the areas where most of these transactions closed.

Frequently Asked Questions

Where does this sold data come from?+

Directly from HAR.com, the Houston Association of REALTORS® MLS. It is the same closing record the MLS holds, published without editing or curation. Nothing on this page is self-reported.

Does a sold listing mean HTX Realty represented the seller?+

Not necessarily. The closing history includes transactions where Vamshi Kyatham represented the buyer as well as the seller. Both sides of a deal are real negotiations, and both are recorded in the MLS.

Can I see what a specific home sold for?+

Texas is a non-disclosure state, so exact sale prices are not part of the public record the way they are in most states. Licensed agents can see MLS sold prices. Contact HTX Realty Group for the closed comparables on any street or subdivision you are researching.

How are sold comparables used to price a home?+

Recent closings in the same subdivision are the starting point for pricing, adjusted for square footage, lot position, floor plan, age, condition, and updates. In Fort Bend County, MUD district and flood zone also move value between otherwise similar homes.

Can I talk to a past client before hiring an agent?+

Yes. Vamshi is happy to introduce prospective clients to past clients from comparable transactions — a first-time buyer, a relocation, a new-construction negotiation, or an investment purchase, depending on what is most relevant to you.
