Home Buying Questions, Answered

How much do I need for a down payment in Houston?

It depends on the loan. Conventional loans can start around 3–5% down, FHA loans around 3.5%, and VA and USDA loans can require nothing down for buyers who qualify. Twenty percent avoids mortgage insurance but is not a requirement. Vamshi is also a licensed loan originator, so he can walk you through what each option actually costs per month.

How long does it take to buy a home in Fort Bend County?

From signed contract to closing is typically 30 to 45 days with financing, or as little as two weeks with cash. The search itself varies widely — some buyers find the right home in a weekend, others take several months. Getting pre-approved first is the single biggest thing that shortens the timeline.

Do I pay my real estate agent as a buyer?

Buyer representation is now negotiated directly between you and your agent in a written agreement before you tour homes. Compensation varies by transaction and may be paid by you, offered by the seller, or a combination. Vamshi will explain exactly how it works in your situation before you sign anything.

What should I know about MUD districts and property taxes?

Many Fort Bend County communities sit inside Municipal Utility Districts, which add a separate tax on top of county, city, and school district rates. Two similar homes a mile apart can have noticeably different monthly costs because of it. Always look at the total tax rate for a specific address, not the list price alone.

Should I get a home inspection on new construction?

Yes. New does not mean flawless, and builder warranties do not catch everything. An independent inspection during the build and again before closing routinely finds issues the builder will fix at no cost to you while you still have leverage.
