Understanding a Houston Mortgage Payment

Buyers moving to Texas often anchor on the sticker price and get caught by the monthly number. There is no state income tax here, which is genuinely a saving — but the trade-off is property tax, and Fort Bend County sits at the higher end of it. A combined rate between roughly 2.5% and 3.5% of assessed value is typical, which on a $450,000 home is somewhere near $940 to $1,310 a month before principal, interest, or insurance.

Most of that variation comes from Municipal Utility Districts. A MUD is a special taxing entity that financed the water, sewer, and drainage infrastructure for a subdivision, and its levy sits on top of the county, city, and school district rates. Newer master-planned sections generally carry higher MUD rates because the underlying bonds are younger. It is one of the few costs that reliably falls over time as those bonds are paid down.

Insurance is the other Houston-specific line. Flood zone designation materially changes the premium, and it is parcel-level — being outside a mapped floodplain is not the same as your neighbours being outside it. Get a real quote on the specific address before you are under contract, not after.
